GMS is providing structural engineering services for the conversion of this 22-story, 1.1 million sf office tower into a residential building. The project includes a 10-story addition, two new egress stairs, 2 new courtyards within the existing building to provide light and fresh air, 5 new elevators, as well as new cladding and building systems. GMS designed the reinforcement of the existing building vertically and laterally to accommodate the new addition.

Upon completion, 25 Water Street will comprise 1,300 rental units, making it the largest ever office-to-residential conversion in the United States by unit count. The expected construction cost is $800M.
