550 Washington Street

The St. John’s Terminal at 550 Washington Street has been transformed through the adaptive reuse of a 90-year-old freight terminal. The existing structure grew to 1.3 million square feet, with an expansion from 4 to 12 stories.

GMS provided building envelope consulting, handling the design, detailing, and specification of new facades, roof systems, and terraces, and rehabilitating the existing terminal facades. The building includes a double-skin curtain wall system with automated blinds and self-tinting glass for energy efficiency. GMS also designed a custom-glazed flood-resistant storefront for the first floor, working with the NYC Building Department’s Office of Technical Certification and Research.

GMS managed the structural engineering for interior renovation from the cellar to the 12th floor. The space includes offices, meeting rooms, a fitness center, theater, cafes, and roof terraces. Unique features include an acoustically isolated theater, multi-floor feature walls, flexible workplace clusters, and distinctive terrace structures. The project achieved LEED Platinum status, in part by incorporating solar panels, rainwater retention, reclaimed materials, and 1.5 acres of vegetation, and significantly reducing carbon emissions.
