GMS provided structural engineering services for the renovation of existing historic buildings at the site, as well as the addition of a nine-story commercial building. The existing façades along 9th Avenue and 14th Street were braced during construction and preserved, as were interior party walls and the rear walls.

The scope of this project, formerly known as 44-54 Ninth Avenue, involved removing the existing building’s interior to accommodate new retail, commercial, and office space. The new 9-story commercial building is flat plate reinforced concrete with spandrel beams while the historic buildings were transferred onto new steel structure. The project makes effective use of high modulus concrete, high strength rebar, void forms, and beam post tensioning to achieve an open space with no interior columns and exceptionally thin floors.

The project included approximately 77,000 sf of framed area. The reinforced concrete superstructure topped out in December 2022, and the team anticipates to complete construction by 2024.
