The Urban Land Institute (New York) has awarded this year’s Excellence in Mixed Use Development to 252 East 57th Street. GMS provided façade and roofing consulting services for this new 56-story building on Manhattan’s Upper East Side. In addition to participating in the design and bidding phases, we provided construction phase services as well.

The 252 East 57th Street Redevelopment is a public-private partnership marked by innovation, leadership and flexibility. Located on the East Side, this mixed-use project expands to include the full 1.5-acre footprint of what was previously the site of two schools bounded by 57th Street, 2nd Avenue, and 56th Street. Over the course of 12 years and three phases, it has generated three new schools with 2,550 seats, 69,000 square feet of affordable housing created through the Inclusionary Housing Program, 169 market rate rental apartments, 95 luxury condominiums, and 75,000 square feet of retail anchored by Whole Foods Market. The project has successfully contributed to the City’s goal for more resilient and sustainable buildings, featuring schools constructed according to SCA’s green standards and a residential tower designed to achieve LEED Silver accreditation. The redevelopment of the site has dynamically transformed the neighborhood, linking Sutton Place to 57th Street to the west, and reinvigorating 825 feet of streetscape with residential entrances, retail, and grocery shopping, providing life and energy along 56th and 57th Streets, and 2nd Avenue. The 252 East 57th Street Redevelopment demonstrates the effectiveness of public-private development and financing models, and should serve as a model for realizing value from under developed municipal assets.
