Manhattan’s Upper East Side is known for its distinctive architectural character, where historic prewar buildings and traditional masonry façades increasingly stand alongside thoughtfully designed contemporary residences. Among the neighborhood’s recent additions is 200 East 75th Street, an 18-story luxury residential development completed in late 2025.
Located at the corner of Third Avenue and East 75th Street, the roughly 97,500-square-foot building was designed by Beyer Blinder Belle Architects and developed by EJS Group. The development comprises 35 condominium residences ranging from two to six bedrooms, along with ground-floor retail space.
GMS served as building envelope consultant for the project, working closely with the owner and design team throughout design and construction. The firm provided consulting services for the design, detailing, and specification of the building’s façade and roofing systems, with particular attention to technical performance, constructability, durability, and energy requirements.
The building envelope features a sophisticated palette of materials: an Indiana limestone façade at the lower levels, brick masonry veneer, punched windows framed by terra cotta surrounds, storefront systems, multiple terraces, and roofing assemblies. Integrating these varied components required careful detailing and coordination to preserve the architectural vision while meeting the performance demands of the exterior envelope.
GMS’s involvement spanned every phase of the project, from design development through construction. Beyond establishing technical and energy-performance criteria for the façade and roof components, the firm provided bidding assistance and reviewed building envelope mockups and associated testing. During construction, the GMS team conducted routine quality-control inspections to evaluate the installation of critical envelope components and confirm their conformance with the project documents.

The building features numerous outdoor spaces; experiential elements which are key parts of the building envelope. From the ground floor courtyard to the cobblestone porte cochere; from the rooftop garden to the many terraces in between; each space must be carefully designed and inspected to ensure water tightness and energy compliance.
At roofs and terraces, GMS assisted in the design of all IRMA roof systems, looking at R-values, waterproofing, and coordinating with surrounding walls, doors, and parapets. Pavers, where present, were reviewed with respect to wind uplift zones, to ensure product selection was appropriate and subsequent installation was secure at all levels.
At the building’s base, the porte-cochere is another programmatic space that is part of the building envelope. The drop-off space was designed so that all granite and limestone panels wrap inwards, consistent with the rest of the facade. The porte cochere is enclosed by a decorative metal gate and is paved with cobblestones. GMS inspected this area for underlying roofing construction, in order to ensure insulation requirements were met, waterproofing was continuous, and water could drain at both vertical and horizontal surfaces.
A decorative, spiral staircase is featured at the 18th floor penthouse. With walls on all sides and an opening to the sky, this exterior loggia element ascends to provide access to the rooftop garden. A punched window is also central to this space, providing a framed view to the street below. Technical review of this space’s assembly included review of brick, metal copings, stair tread waterproofing, as well as window and railing construction.
Other considerations reviewed by GMS include the design of seismic joints, which take place along the lot lines. These joints are designed to ensure a safe interface with neighboring properties. A structural break at these locations provides tolerance for movement, in case of seismic activity. Construction of these joints also includes membranes and flashings to prevent water infiltration. Sloped surfaces and drip edges ensure water is shed and collected in accordance with code.
Lastly, energy compliance was monitored, as it relates to New York City’s Local Law 97. Glazing, roofing, and wall types were modeled as a holistic building envelope and coordinated to meet those quantitative goals outlined by the city.
The completed building shows how close coordination between architectural design and building-envelope performance can produce a refined, durable exterior. Through its comprehensive involvement from design through construction, GMS helped bring the design team’s vision for this new Upper East Side residence to life.
