On February 27, 2024, the residential conversion of this former 22 story office building was topped out with a 10-story addition. The new structure includes the replacement of its brick façade with a modern fenestration with more expansive windows, and the gut renovation of its 1.1 million square feet of interiors will be converted to 1,300 rental units.
Two central courtyards have been cut into the original floor plates to make the plans more appropriate for residences. This floor area was then added to the top of the building to maintain the overall area. A new lateral load resisting system, required by NYC Code, includes the reinforcing of existing beams and columns. The renovation requires two new egress stairs, four new passenger elevators; old elevators and stair shafts have been filled. The new ground floor accommodates a curved drive entry loop and below grade parking. Residential amenities will include an outdoor rooftop lounge connecting to a landscaped terrace, coworking and entertainment spaces, a basketball court, a steam room and sauna, indoor and outdoor swimming pools, and sports simulators.
The project is being developed by GFP Real Estate and Metro Loft Management and designed by CetraRuddy Architects. Pavarini McGovern is the general contractor for the redevelopment. Construction is anticipated to be completed in Fall 2025.
