80 Clarkson Street forms a stunning new residential project in Manhattan’s West Village neighborhood. Developed by Zeckendorf Development and Atlas Capital Group and designed by COOKFOX Architects with SLCE Architects as the Architect of Record, the project is a two-tower residential complex that sits along the Hudson River waterfront. The two towers stand at 45 and 37 stories respectively, totaling an area of about 767,000 GSF. About 434,000 GSF is reserved for residential condominiums and amenities including a spa, a pool, a sauna, a fitness studio, wine cellars, screening rooms, and a winter garden for tenants to lounge. 80 Clarkson’s impression on the skyline is felt through its uniquely articulated facade, which is made of prefabricated concrete panels clad with variegated Indiana limestone. The balconies and loggias feature hand-set limestone.
GMS is honored to bring our building envelope expertise to an amazing project team, assisting with the facade, roofing and foundation waterproofing detailing during the design process. We were previously retained to provide our services for the 17-story residential building at 570 Washington, which sits adjacent to 80 Clarkson Street. 570 Washington gave us with a sense of familiarity and collaboration with each team involved, providing a seamless transition to the project at 80 Clarkson. The preconstruction process for 80 Clarkson included a precast panel performance mock-up, a window acoustic mock-up and a flood resistance mock-up for the storefront. Throughout construction, GMS has been on-site daily to perform inspections of the precast panel, storefront and field-installed window systems. GMS also provided quality control inspections at the precast panel and window factories while fabrication was underway. With precast panel installation completing in early spring, our efforts have shifted to inspect the installation of the handset stone and roofing. The numerous terraces and loggias were challenging as envelope consultants, requiring expert detailing and careful coordination with the design team members and with the various trades involved.
Having officially topped out last summer, this highly anticipated development is slated for completion in 2027. 80 Clarkson Street is the latest GMS project along the West Side Highway, joining 550 Washington Street to the south and 160 Leroy Street to the north.
