GMS provided structural engineering services for the renovation of a 3-story steel-framed office building. The renovation included converting a suburban spec office building into qualified laboratory spaces with 9 GMP (good manufacturing process) ready suites with supplemental office and development lab space. Structural scope of work included reinforcing the existing building structure and foundations to support 10 new large air handling units located on the roof. The project also included additional features such as public assembly spaces, a fitness center and operable partitions. GMS was able to keep up with the aggressive project schedule, which had the GMP suites operational in under 8 months from the selection of the building, and to assist in delivering the project under budget.
