40 Mercer Street

New York, NY

GMS served as both the Structural Engineer and Façade Consultant for this residential project in Manhattan’s SoHo district.  This luxury 13-story, 156,000-SF cast-in-place concrete residential condominium building includes 10,500-SF of retail and below-grade parking.  The design involved very large and very unique glazing technologies that challenged all traditional curtain wall fabrication.  Some of the challenges include bringing the design (fenestration exceeding 60%) into compliance with the current New York State Energy Conservation Construction Code and into coordination with the MTA since the project site is adjacent to a subway line.
