360 Park Avenue South

GMS provided structural engineering services for the redevelopment of a 450,000 sf, 20-story mixed-use office building located at the southwest corner of Park Avenue South and East 26th Street. The building underwent an extensive upgrade that included a full lobby renovation consisting of new amenity spaces, new decorative stair with bleacher seating, a new occupiable roof terrace centered around the large water tank, and a new restaurant.  Infrastructure upgrades included two new electric chillers at the cellar that required removal and repair of a portion of the 26th Street sidewalk, an emergency generator at the roof supported on new dunnage, new shaft framing on each floor to accommodate the fuel oil riser and electric cables, and structural repairs of the sidewalk vault due to water damage.

GMS also provided building envelope services that included a complete storefront renovation, roofing and waterproofing areas affected by the redevelopment such as the new roof deck, replacement of portions of the sidewalk vault, and exterior waterproofing details for the infrastructure upgrades. Our scope also included assisting the architects with the building envelope’s energy code compliance.
