This past year, construction was completed at One High Line in the Chelsea neighborhood of Manhattan. The 900,000 sf mixed-use development consists of two towers, standing at 38-stories and 28-stories respectively, with a total of 236 condominium units. Each structure sits on top of a five-story podium building at 76 Eleventh Avenue on a trapezoid-shaped plot of land. The towers house approximately 18,000 sf of amenity spaces, including retail, additional residences, and back-of-house support spaces. There is also a planned hotel feature that will be managed by Faena Hotel and will open in the near future.
GMS provided building envelope consultation services from the design phase through the construction of the façade and the roofing; we offered design assistance, progress inspections, and observation of the third-party field-testing. One of the more challenging aspects of the project included building around the High Line itself, as it required extensive coordination and careful planning. The exteriors of the structures are clad with a Travertine stone façade. The windows are aluminum-framed and are accentuated by aluminum composite fins around their perimeters. The overall shape of the building changes from floor to floor due to the twisting design. The storefront at the ground floor is stick-built with aluminum framing. Currently, most of the apartments are occupied. The public park along Tenth Avenue recently opened and includes a new stair to access the High Line park.
Designed by Bjarke Ingels Group and developed by the Witkoff Group and Access Industries, One High Line is targeting LEED Silver Certification.
